- CA Immo completed its full exit from the Czech Republic through the sale of five Prague office buildings.
- Management is focusing capital on modern Class A properties in prime Berlin and Munich locations.
- The proceeds may support investment, debt repayment, share buybacks, dividends or other corporate purposes.
CA Immo completed the sale of its remaining Czech platform on October 22, 2026, marking the Austrian property group's full exit from the Czech Republic. The transaction covers five office buildings at the Riverside Karlín campus in Prague and was completed at a profit against book value, according to the company's press release.
CA Immo exits Czech market
The portfolio comprises around 85,000 square metres of gross leasable area across Nile House, Amazon Court, Danube House, Mississippi House and Missouri Park. The buyer also took over CA Immo's entire Czech team, allowing the existing local management operation to continue under new ownership.
The disposal follows earlier sales of the Visionary and Kavci Hory office buildings. Property Forum reported before completion that the remaining Czech assets had a book value of approximately 313 million euros at the end of June 2026, equal to roughly 7 percent of CA Immo's total property portfolio. The publication also noted that Germany represented approximately 75 percent of the group's 4.4 billion euro property portfolio at that date.
Capital rotation targets Germany
CA Immo said the transaction advances its strategic capital rotation program. The company is concentrating its investment portfolio on large, modern Class A office properties in prime inner-city locations in Berlin and Munich, while selling assets that no longer fit its preferred profile by location, quality, age or value creation potential.
Chief Executive Officer Keegan Viscius said the nearing completion of the Danube House refurbishment was an appropriate point to conclude the Czech exit. He added that the transaction should refine the group's portfolio profile and increase economies of scale and critical mass in Germany.
The company has not assigned the proceeds to one specific use. CA Immo said they could support general corporate purposes, investment in its prime portfolio, debt repayment, share buybacks, dividend distributions or external investments if suitable opportunities arise. For investors, the completed sale reduces geographic exposure but increases the importance of German office values, leasing conditions and capital allocation.
The real-time quote of CA Immo stock was 20.90 euros on Lang & Schwarz at 09:29 CET on Monday, November 2, 2026.
