- The sale of five Prague office buildings completed the group's exit from the Czech Republic.
- Management is directing the portfolio toward modern Class A offices in Berlin and Munich.
- Proceeds may support debt repayment, share buybacks, dividends, investment and general corporate purposes.
CA Immo completed the sale of its remaining Czech office portfolio on October 22, 2026, ending the Austrian real estate group's presence in the Czech Republic. The company said the transaction generated a profit against book value and supports a sharper focus on modern Class A office properties in Germany.
The transaction covered five buildings at the Riverside Karlín campus in Prague: Nile House, Amazon Court, Danube House, Mississippi House and Missouri Park. The portfolio comprises approximately 85,000 square metres of gross leasable area. The buyer also took over CA Immo's entire Czech team, allowing local management to continue under the new ownership.
Germany becomes the strategic core
In its press release, CA Immo said the disposal continues its strategic capital rotation program. The group is targeting large, high-quality Class A office properties in prime inner-city locations, with Berlin and Munich identified as the central markets for the focused portfolio.
Chief Executive Officer Keegan Viscius said the approaching completion of the Danube House refurbishment created the right moment to conclude the Czech market exit. He said the sale would refine the group's profile of modern office assets while increasing economies of scale and critical mass in Germany.
The divestment follows earlier sales of the Visionary and Kavci Hory office buildings. CA Immo said it has also withdrawn from several other Central and Eastern European markets since 2018 and has reduced its exposure to secondary cities in Hungary, Austria and Poland. The latest transaction therefore continues a broader geographic and portfolio concentration rather than representing an isolated disposal.
Capital allocation remains flexible
CA Immo has not assigned the proceeds to one specific use. The company said the funds may support general corporate purposes, investment in its prime portfolio, debt repayment, share buybacks, dividend distributions or external investments if attractive opportunities arise. For shareholders, the completed exit reduces Czech exposure but places greater importance on German office values, leasing conditions and future capital allocation.
The completed sale also removes the remaining Czech platform from the group's operating footprint while preserving the Prague campus as an integrated property under its new owner. The strategic outcome will depend on how successfully CA Immo converts the disposal into stronger scale and returns in its German core markets.
Austria's market environment remains relevant for investors following the ATX.
