- Third-quarter worldwide RevPAR increased on higher room rates and occupancy, with stronger growth in the U.S. and Canada.
- Higher franchise, management and incentive fees supported adjusted earnings and EBITDA.
- Marriott expanded its development pipeline and expects healthy demand to continue through the fourth quarter.
Marriott International reported stronger third-quarter results on Monday, November 2, 2026, and raised its full-year outlook for revenue per available room. The company said worldwide RevPAR increased 6.5 percent from the year-earlier quarter, according to its third-quarter results release.
Demand strengthens across markets
RevPAR rose 7.4 percent in the U.S. and Canada and 4.4 percent in international markets. Marriott attributed the global gain to higher average daily rates and occupancy. Anthony Capuano, president and chief executive officer, said demand was broad-based across customer segments and chain scales in the U.S. and Canada.
The company now expects worldwide RevPAR growth of 4.5 percent to 5 percent for full-year 2026. The same range applies to the fourth quarter. Marriott said the outlook assumes continuation of the current macroeconomic environment.
Fee growth lifts quarterly earnings
Gross fee revenues increased 14 percent year over year to USD 1.522 billion. Franchise and base management fees rose 13 percent to USD 1.341 billion, while incentive management fees advanced 22 percent to USD 181 million. Marriott cited higher co-branded credit card fees, stronger RevPAR and rooms growth as key drivers.
Reported net income increased 9 percent to USD 794 million, while adjusted net income reached USD 790 million. Adjusted diluted earnings per share were USD 3.02, compared with USD 2.47 a year earlier, and adjusted EBITDA rose 12 percent to USD 1.512 billion.
Pipeline expands the asset-light model
Marriott added roughly 20,100 net rooms during the quarter. At September 30, the development pipeline had reached 4,209 properties and more than 634,000 rooms, including 1,750 properties under construction. The company said conversions accounted for more than one-third of signings and more than 40 percent of openings during the first nine months.
Marriott Bonvoy membership reached approximately 309 million at quarter-end. The company also repurchased 3.5 million shares for USD 1.3 billion in the quarter and said it had returned approximately USD 4.0 billion through dividends and buybacks through October 28.
Investors weigh demand and execution
The updated outlook gives investors a higher near-term operating benchmark, while international trends remain uneven. Marriott said Europe supported the EMEA region, but the Middle East continued to affect results. Fourth-quarter demand trends, fee generation and execution of the development pipeline will remain central to the investment case.
