- Prologis reported stronger logistics activity and a third consecutive quarter of US market-rent growth.
- Data center suppliers and advanced manufacturing increased their share of leasing activity.
- Limited construction and tighter availability could support occupancy and rent growth into 2027.
Prologis stock traded at 113.93 euros on Lang & Schwarz at 11:50 CET on Saturday, November 7, 2026. The logistics real estate company highlighted broader demand and rising rents in a research report published on Tuesday, November 3.
Logistics activity remains resilient
Prologis said its Industrial Business Indicator averaged above 59 through October, with the October reading at 59.4. Logistics-space absorption reached 63 million square feet in the third quarter, extending the growth seen in the previous two quarters.
The company said emerging industries, including data center suppliers and advanced manufacturing, increased their share of leasing activity. E-commerce accounted for 21 percent of US new leasing in the first three quarters of 2026, while advanced manufacturing and data center support represented 17 percent.
Prologis also reported a third consecutive quarter of US market-rent growth. Market rents rose 1.5 percent through the first three quarters, while the company expects tighter availability and stronger competition for space to support further rent increases as 2027 approaches.
Supply constraints shape the outlook
Speculative construction starts remain limited, according to Prologis. Build-to-suit projects accounted for 17 percent of development starts in 2026 through the report date, while restrictions involving land, capital costs, power and water infrastructure could limit future supply.
The report points to a constructive operating backdrop for logistics landlords, but its conclusions are forward-looking. For investors, occupancy, leasing spreads and development discipline remain key indicators as demand recovers across a wider range of industries.
