- Equites used proceeds from its UK asset sales to expand its South African logistics development pipeline.
- The group maintained its full-year distribution guidance while lowering leverage after the Aviva portfolio disposal.
- Investors should weigh stronger South African operating metrics against execution and property-market risks.
Equites Property Fund is accelerating its strategic shift toward South Africa after reporting stronger interim distributions and a substantially completed exit from the United Kingdom. The logistics-focused real estate investment trust reported its results for the six months ended 31 August 2026 on 15 October 2026, according to Moneyweb.
UK disposal changes capital allocation
The company sold its Aviva portfolio for GBP 200.5 million, a transaction that substantially completed its UK exit. Equites said the proceeds are being recycled into South African logistics developments, while its remaining UK properties are being considered for sale.
The portfolio value stood at ZAR 25.4 billion at the end of August, compared with ZAR 28.7 billion in February. Moneyweb reported that the decline was mainly attributable to the UK disposals rather than an operational deterioration.
South African operations remain resilient
Equites reported an interim distribution per share of 72.57 South African cents, up 5.1% from the comparable period. Net asset value per share increased 4.5% to ZAR 17.43, supported by like-for-like valuation growth of 2.8% in the South African portfolio.
The company deployed ZAR 600 million into development and acquisition activity during the period. Seven projects are under way with an expected completed value of ZAR 2.4 billion, while reported portfolio vacancy was 1.5% and the weighted average lease expiry stood at 13.0 years.
Lower leverage broadens flexibility
Following the Aviva transaction, the loan-to-value ratio fell to 28.1% from 35.1%. Equites also reported ZAR 2.9 billion in cash and undrawn facilities, giving it additional capacity to fund projects without relying immediately on new equity or debt issuance.
The company reaffirmed FY27 distribution guidance of 147.7 to 150.5 South African cents per share, equivalent to expected growth of 5% to 7% with a 100% payout ratio. For investors, the strategy offers a clearer domestic growth focus, but returns remain sensitive to development execution, funding costs and South African property demand.
