Technically, the stock is at a pivotal juncture. The 50?day line at €21.44 is acting as immediate support; a sustained hold above that level could open a path towards €23.00. Failure, however, would hand the narrative back to the interest?rate bears and likely trigger a retest of the year’s low.
The next major catalyst comes on August 5, when Vonovia reports second?quarter results. Analysts expect full?year adjusted pre?tax earnings of between €1.9 billion and €2.0 billion. But as important as the numbers will be management’s commentary on how the new heating law’s cost?sharing mechanism is affecting cash flow, and whether the rent?reform debate is translating into any real?world operational improvements. With Berlin delivering one piece of certainty and dangling another, Vonovia’s risk?reward profile has shifted — but it is far from resolved.
