The German housing giant Vonovia received a double dose of good news last week, as a federal clampdown on state-level expropriation threats coincided with the successful closure of a large convertible bond. The combined effect has pushed the stock into technically bullish territory and brightened the outlook for a sector that has been battered by political uncertainty and rising interest rates.

By Friday’s close, Vonovia shares stood at €22.40, having advanced roughly 4% over the week. The move confirmed a clean break above the 50-day moving average of €21.53 — a technical buy signal that suggests the immediate downtrend has been exhausted. The Relative Strength Index remains below overbought levels, leaving room for further gains. On a monthly basis, the stock has surged more than 10%, although it remains about 7% lower since the start of the year. The next major chart hurdle sits at €24.00, a level that, if cleared, would open the path toward the 200-day moving average at €24.23.

The political catalyst was a decisive one. Germany’s federal government has moved to block housing expropriation at the state level by passing a new law that effectively kills the threat that has hung over Vonovia’s Berlin portfolio — valued at roughly €23 billion — for months. The move removes a major regulatory risk that had weighed on the entire residential real estate sector and prompted analysts to reassess the company’s risk profile.

Should investors sell immediately? Or is it worth buying Vonovia?

On the capital side, Vonovia drew strong demand for a zero-coupon convertible bond that raised €850 million, above the originally targeted €750 million. The proceeds, which come with no interest expense and mature in June 2031, will be used to strengthen the balance sheet. As a result, the company has updated its total voting rights to 848,435,117, providing a clear baseline for investors.

Analysts have turned increasingly constructive. JPMorgan maintained its “Overweight” rating and a price target of €34.50, arguing that the worst of the downcycle is behind the sector even if a near-term trigger for a rapid rally is missing. Raiffeisen Research added Vonovia to its list of top picks, noting that the federal law provides significant relief. The average analyst target currently stands at around €31.71, implying upside of more than 40% from current levels.

With the political and financing overhangs lifted, attention now shifts to the operational turnaround. Vonovia will publish its second-quarter results on August 5, 2026. Investors will scrutinise whether management is making progress on its promised debt reduction plan and how the convertible bond proceeds are being deployed to reshape the portfolio. As long as the stock holds above the €21.50 support zone, the recovery narrative remains intact.
