Vonovia: The €34.50 Analyst Target Meets a Crucial Disposal Test

Vonovia shares finished Friday at €21.39, barely a cent off their 50-day moving average of €21.41, a position that neatly encapsulates the stock’s current tug-of-war. On one side sits a bullish analyst call from Berenberg, which reaffirmed a Buy rating with a €34.50 price target; on the other, the operational reality of a planned sale of up to 3,500 apartments designed to pare down debt.
Berenberg analyst Kai Klose argued in his latest research note that Vonovia’s operating strength and the underlying stability of German rental income insulate the business from macro shocks. The target implies roughly 61% upside from Friday’s close, yet the market has remained circumspect, with the stock trading at a significant discount to its stated book value.
That discount is about to be tested. Vonovia intends to sell between 3,000 and 3,500 residential units over the remainder of 2026, a move aimed at lowering leverage in a tighter credit environment. Each transaction will effectively serve as a referendum on the company’s balance sheet: sales near or above carrying value would validate the premise that the shares are undervalued, while weak prices would undermine that narrative.

The real tension revolves around the loan-to-value ratio. Vonovia has guided for a slightly higher adjusted EBITDA in 2026, but it remains unclear whether that improvement will fully offset rising refinancing costs. Two broad scenarios frame investor thinking. In the optimistic case, falling bond yields — the ten-year Bund has pulled back to 3.06% — ease refinancing pressure and allow the disposal programme to proceed at favourable prices. A modestly rising EBITDA would also help shore up dividend capacity. On the risk side, persistent credit tightness and regulatory uncertainty — including fears of further rent controls after the Constitutional Court upheld the existing cap — could keep the stock pinned below its book value.
Technically, the picture is mixed. The shares trade 11.26% below their 200-day moving average of €24.11, and the relative strength index at 49.9 signals neutrality. On a weekly basis Vonovia lost 4.51%, yet the month-to-date gain is 7.16%, reflecting the choppy pattern that has characterised the stock — annualised volatility stands at 31.83%. Year-to-date the decline is 11.32%, while over twelve months the drop deepens to 25.34%.
The next major catalyst is the half-year report due August 5, 2026. Investors will scrutinise two issues above all: progress on the disposal plan and the prices actually achieved. If Vonovia can demonstrate that asset sales are on track without materially eroding earnings, the argument for a narrower discount to book value gains traction. However, with the market capitalisation at €18.07 billion and the 52-week low of €19.53 only 9.5% below the current price, any reversal in sentiment could quickly translate into further downside.
