The combination of rising interest costs and refinancing expenses against shrinking recurring income has left the group's balance sheet under mounting strain.

Since that window closed, the shares have shed 10.9%.
The company also confirmed it would meet the scheduled interest payment on the EUR 400 million note in full and on time, with the coupon due on September 22.
That relief, however, does not address the underlying problem. The extension pushes the reckoning down the road rather than eliminating it — the debt load remains intact, and conditions in the office and logistics property markets show few signs of easing.
Two Votes, One Direction
The next hurdle comes on October 9, 2026, when a virtual extraordinary general meeting convenes to vote on the restructuring concept. Management is asking shareholders to approve a comprehensive overhaul aimed at stabilizing the balance sheet and restoring the conditions needed to continue operations. A radical overhaul might yet secure a long-term survival path — but the price is likely to be borne chiefly by those already holding the stock.
