Goldman Sachs cut its price target on Vonovia from EUR 18.20 to EUR 17.70 on Friday, keeping a "Neutral" rating on the German residential landlord. Analyst Jonathan Kownator recalibrated his estimates to reflect the nine-month report published roughly a week earlier. The shares slipped 1.1% on the day.

The downgrade lands as Vonovia works through a thickeret of pressures: costlier debt, a sluggish property transaction market and an impending change at the top of its finance function. Philip Grosse has told the supervisory board he will not seek to extend his contract, which runs out at the end of 2027, according to Reuters. The company confirmed the decision on Wednesday and has begun the search for a successor.

Guidance Reframed Around Financing Costs

At the heart of the reassessment is the update Vonovia issued on 28 October, when it sharpened its forecast for the current financial year and published an outlook for the following one for the first time. At the same time, the group trimmed its targets for 2028.

Higher financing costs and weaker contributions from the transaction business are behind the revision, the company said. Recurring Sales and Development were singled out as the units delivering less than previously expected.

Should investors sell immediately? Or is it worth buying Vonovia?

Organic rental growth is now projected at about 3.8% for 2026, down from roughly 4% previously. Operating Free Cash Flow — before changes in net working capital, a qualifier that forms part of the company's own guidance — is set to come in moderately below the prior-year level.

For 2027, Vonovia held out the prospect of rental growth of about 4%. That falls short of what analysts had been modelling. The transaction market remained difficult, the nine-month report noted, with disposals of around EUR 900 million booked.

Green Retrofits Shelved, Development Scaled Back

Alongside the softer numbers, Vonovia has moved to tighten its investment pipeline. New Manage-to-Green spending is being suspended, and Development-to-Hold projects are being reduced in scope. The steps cover both fresh investment under the green retrofit approach and the volume of conversion projects.

Reuters attributed the pressure on the group in part to rising interest rates, which complicate efforts to bring down debt. A weak property market has made apartment sales harder to complete, the news agency reported.

Demolition Set to Start in Lübeck

Operationally, Vonovia also flagged the next stage of a new-build scheme in Lübeck-St. Jürgen. Work to tear down the existing buildings there is scheduled to begin in mid-November.

Investors will get two further chances to quiz management this month. A nine-month roadshow is set for Paris on 10 November, followed by the Kepler Pan-European Real Estate Conference in London on 12 November. Both appearances come on the heels of the revised annual forecast, the adjusted medium-term targets and the disclosure of Grosse's decision to step aside.
