Goldman Sachs trimmed its price target on IREN by 40% to $30 on Friday, keeping a Neutral rating on the AI cloud and data center operator. The cut landed the same week IREN disclosed a $20.3 billion revenue backlog — up 22% from the prior quarter — and confirmed that Microsoft-driven design changes will push part of a five-year project worth roughly $9.7 billion into early 2027.

The two developments frame the central tension in the IREN story. Contracted demand is large and increasingly anchored by blue-chip clients, with about two-thirds of the backlog tied to investment-grade counterparties. Converting that paper into billed revenue, however, depends on racks being ready and invoices going out on schedule.

A Friday Surge and a Thursday Disclosure

IREN shares climbed 21% on Friday, a move AP linked to better-than-expected quarterly results and new customer contracts. The rally came two days after Reuters reported that infrastructure deliveries for Microsoft had slipped following requested changes to the network design. IREN said the delay will not trigger financial penalties under the contract — a detail that removes one immediate source of financial exposure, though it does little to settle the timing question.

The redesign also illustrates how tightly IREN's buildout is coupled to its largest customer's specifications. A strong order win, in other words, still has to survive contact with technical execution.

Should investors sell immediately? Or is it worth buying IREN?

The Target That Moved

IREN this week pushed back its goal of exceeding $4 billion in annualized revenue. Instead of year-end, the company now points to January 2027, with February 2027 possible. The figure refers to an annualized run rate; actual booked revenue can come in well below that pace.

That distinction matters for valuation. The bull case rests on how quickly IREN converts the run-rate target into recurring revenue, which in turn hinges on capacity being delivered and accepted by customers as contracted. Meeting the revised timetable would strengthen the revenue base; slipping again would undercut it.

What the Quarter Actually Showed

The fiscal 2027 first-quarter numbers, released Thursday, already make the AI cloud segment the main event. IREN posted total revenue of $228 million, of which $200 million came from AI cloud — a 182% increase from the prior quarter. Adjusted EBITDA reached $66 million. The quarter also carried a net loss of $263 million.

IREN at a turning point? This analysis reveals what investors need to know now.

That loss keeps financing in focus as IREN scales. Customer prepayments can offset capital needs on individual projects when the contract terms hold up across future deals — IREN disclosed one agreement this week in which the upfront payment covers the bulk of the associated GPU investment. Contract extensions and new deals reported after quarter-end add weight to the growth case, provided IREN can service the added obligations reliably.

What Would Justify a Better Rating

Investment-grade customers and a contractually secured backlog argue for patience. A higher valuation, though, would need to be earned through dependable deliveries and durable funding. Until those pieces line up, Goldman's neutral stance is hard to dispute — and the next real evidence will be whether IREN hits the schedule it just redrew.
