Partners Group is pressing ahead on several fronts at once — building a French residential rental platform, adding senior infrastructure staff in Europe, and sealing a preliminary cooperation deal in Abu Dhabi — even as it moves to slow the pace of investor exits from some of its flagship vehicles.

The Zug-based asset manager plans to split its roughly €6.6 billion Global Value SICAV into two pools, according to media reports. Older holdings would be moved into a distributing portfolio, while more recent investments would be bundled into a vehicle that keeps reinvesting. Shareholders still have to approve the restructuring, with a vote expected in the week starting November 9.

Exit queue builds at the SICAV

Ahead of that vote, the firm has already narrowed the exit door for the so-called "New Share Classes" of the fund. The quarterly net redemption limit was cut to 2.5% of net asset value from 5% previously, effective October 30. A subsequent shareholder letter indicated that the cap had been reached across several share classes in October, meaning the restrictions were fully used up.

The same squeeze is visible at the Partners Group Private Equity Fund. Investors there sought to pull out $2.21 billion, but the fund accepted only $728.4 million, capping buybacks at 5% of net asset value. The requests were therefore met only in part. The figures came from an addition to the tender offer filed on October 29.

Should investors sell immediately? Or is it worth buying Partners Group?

French rental bet takes shape

On the investment side, the group's "French New Living" residential strategy is targeting a gross asset value of €300 million. The plan centers on about 2,000 rental apartments aimed at young adults. Two forward-purchase agreements, in Choisy-le-Roi and Pantin, have already secured 560 units, with completion scheduled for mid-2028.

The European direct infrastructure team is being reinforced as well. Philip Butcher is set to join as a managing director in London in November. Timm Degenhardt is due to start in Zug in March 2027, while Sarah Johnson has been working as a senior lead asset manager since September 2026.

Abu Dhabi memorandum and fresh credit capital

Partners Group and the Abu Dhabi Projects and Infrastructure Centre signed a non-binding memorandum of understanding on October 28. The two sides aim to promote private participation in Abu Dhabi's infrastructure and real estate sectors; the agreement is explicitly structured as a non-binding MoU.

Partners Group at a turning point? This analysis reveals what investors need to know now.

Separately, roughly two weeks ago the firm reported the closing of its second rated feeder vehicle for 2026 under its private credit evergreen strategy. The vehicle raised $510 million.

The stock itself drew support from hopes of political easing, with a report attributing the share price gain to investor optimism following the Democrats' success in the US midterm elections. Investors were said to be betting on fewer political conflicts and tariffs.
