Vonovia Faces a Broker Split and a November Reckoning After Trimming Its Targets
Published on 11/01/2026 at 08:31 | Editorial boerse-global.deTwo of Germany's most closely watched property analysts looked at the same set of numbers this week and reached opposite conclusions. Oddo BHF cut Vonovia from "Buy" to "Neutral" on Thursday, while Berenberg kept its "Buy" rating intact — though it slashed its price target from EUR 34.50 to EUR 23.00. The divergence says as much about the residential landlord's shifting risk profile as it does about the analysts themselves.
Florent Laroche-Joubert of Oddo BHF pointed to lower growth ambitions and uncertainty over a possible socialization of a large slice of Vonovia's Berlin portfolio, according to dpa-AFX. Berenberg's Kai Klose, for his part, factored in weaker earnings momentum and higher market interest rates but still saw the resilient rental business as a reason to stay positive. A maintained buy rating, then, does not mean a maintained earnings forecast.
What Vonovia Actually Said
The reassessment followed Vonovia's guidance update on Wednesday. For 2026, the group now expects organic rent growth of roughly 3.8%, down from about 4% previously, and operating free cash flow moderately below the prior year's level. Management blamed higher financing costs, a weaker transaction market and smaller contributions from recurring sales and project development.
The strain is not confined to the rental side. According to dpa-AFX, higher interest rates are pushing up refinancing costs while also weighing on property valuations and the new-build business. That combination explains why a solid letting operation cannot fully offset the more cautious outlook — rental income is only one part of the valuation equation, alongside financing and earnings from other activities.
Should investors sell immediately? Or is it worth buying Vonovia?
The Numbers Behind the Caution
For the first nine months of 2026, Vonovia reported preliminary adjusted EBITDA Total of EUR 2.19 billion and adjusted earnings before tax of EUR 1.41 billion. The auditor's review was still pending at the time of publication.
Looking further out, the company expects adjusted EBT for 2026 near the lower end of its guidance range, with 2027 landing at roughly the prior year's level. Adjusted EBITDA Total is projected to edge slightly above the current year. That gap matters: an operational improvement would not automatically translate into a better pre-tax result.
Where the Growth Is Being Trimmed
Vonovia is also pulling back on spending. New Manage-to-Green investments have been suspended, and Development-to-Hold projects are being reduced. The 2028 investment target has been cut from around EUR 2.0 billion to roughly EUR 1.7 billion. The organic rent growth goal for 2028 was lowered from about 5% to around 4.5%.
Less capital tied up could ease the financial squeeze — but only if the savings are not swallowed by fresh earnings headwinds. And there is a political dimension that no spreadsheet captures. On 19 October, Vonovia called Berlin's socialization plans, in their current form, unconstitutional, according to dpa-AFX, and said it expects them to fail judicial scrutiny. That is a company position, not a court ruling, and it leaves investors with a risk factor that operating metrics alone cannot measure.
4 November Is the Real Test
The next concrete catalyst is the interim report on the third quarter, scheduled for 4 November 2026. What matters for investors is not simply whether Vonovia reaffirms its adjusted expectations, but whether the numbers show how well the operating business can absorb higher financing costs and a weaker transaction market.
If the expected stability in adjusted EBT holds, Vonovia can be classed as a company in a financial adjustment phase — a confirmation that would signal resilience rather than a vigorous recovery. Should that stability crack, the whole assessment would need revisiting, and not just the pace of growth. Confirming individual rent-growth targets would not compensate for that. The interim report must make the link between operations, financing costs and earnings planning legible; only then would the more cautious guidance become a durable foundation for the year ahead.
