Vonovia Keeps Its Buy Ratings but Not Its Old Price Tags
Published on 10/31/2026 at 20:02 | Editorial boerse-global.deVonovia's first-ever guidance for 2027 has forced analysts to redraw their models, and the result is a split screen: two brokers reaffirmed their buy calls on Thursday even as one of them slashed its target by a third, while a third house had already moved to the bearish camp over a political risk that has nothing to do with the rent roll.
Berenberg cut its price target to EUR 23.00 from EUR 34.50 on Thursday while keeping its "Buy" rating. Analyst Kai Klose cited weaker earnings momentum and higher market interest rates. UBS also confirmed "Buy" with a EUR 23.00 target the same day, leaving both houses positive on the equity but anchored to the same markedly lower mark.
The distinction matters. A maintained buy rating is not an unqualified endorsement when the valuation behind it has been recalibrated so sharply, and Berenberg's reduction followed directly from Vonovia's revised medium-term goals.
A guidance cut with several moving parts
The trigger was Wednesday's disclosure, which paired preliminary nine-month figures with the company's first outlook for the coming year. For 2027, Vonovia projects rental income of EUR 3.55bn to EUR 3.65bn and an adjusted EBITDA slightly above the prior-year level — a limited earnings advance rather than a broad deterioration.
Should investors sell immediately? Or is it worth buying Vonovia?
Organic rent growth for 2027 is guided at around 4%, against an analyst consensus of 4.8%, a gap that explains part of the disappointment. The medium-term path was trimmed too: for 2028 the company lowered its organic rent growth target to roughly 4.5% from about 5%.
For 2026, Vonovia refined organic rent growth to approximately 3.8%, down from around 4% previously. Operating free cash flow before changes in net working capital is now expected moderately below the prior-year level rather than flat. Within the earnings forecast, the adjusted group result is seen in the lower half of its range and adjusted pre-tax profit near the bottom end, while rental income and adjusted shareholder earnings are each expected in the upper half of their respective ranges.
Higher financing costs and a weaker transaction market were named as the drags, hitting sale-related businesses in particular. Vonovia also announced stricter capital allocation.
Vonovia at a turning point? This analysis reveals what investors need to know now.
The bear case comes from Berlin
Morgan Stanley had already moved the other way on 20 October, downgrading Vonovia to "Underweight" from "Equal-weight" and cutting its target to EUR 14 from EUR 25. The bank pointed to uncertainty created by Berlin coalition talks over a possible socialization of large private housing portfolios — a standalone valuation factor separate from the earnings trajectory.
That political overhang is why the analyst picture cannot be read as a single verdict on operations. The next hard data point arrives on 4 November 2026, when Vonovia publishes its full interim report for the third quarter. Investors will be watching how rent development, financing costs and reduced contributions from sales and project development interact — the very pressures the company flagged on Wednesday.
