Vonovia's Nine-Month Scorecard: Rental Growth Holds, but the Cash Tells a Different Story

Vonovia's operating free cash flow dropped 34.1% in the first nine months of 2026 despite EBITDA growth, as higher financing costs weigh on profit.

Vonovia's rental business is still expanding. What happens to that growth on its way to the bottom line is the question now dominating the German landlord's investment case, and the answer is getting less comfortable.

Adjusted EBITDA for the first nine months of 2026 climbed 3.3% to EUR 2,187.4 million, helped by resilient letting performance and strong momentum in the value-add segment. Below that line, the picture darkens. Adjusted EBT slipped 3.5% to EUR 1,408.0 million, and adjusted profit attributable to shareholders fell 6.6% to EUR 1,121.4 million. Organic rent growth came in at 3.8%.

The sharpest deterioration shows up in cash generation. Operating free cash flow tumbled 34.1% to EUR 932.5 million — a drop that sits awkwardly beside the headline operating gain and explains why management is steering a more cautious course on spending and medium-term targets.

Financing costs and a slower disposal market

Higher financing costs are doing the damage, weighing on the financial result and putting a brake on property sales, according to the company. That combination means a rising operating result no longer translates into relief further down the income statement. Investors focused solely on EBITDA growth are therefore reading only half the story.

Should investors sell immediately? Or is it worth buying Vonovia?

The more defensive stance was formalised on 28 October, when Vonovia trimmed its planned investment volume excluding maintenance to roughly EUR 1.3 billion from about EUR 1.4 billion. The distinction matters: the cut applies specifically to spending outside maintenance and should not be read as a broad retreat from the existing portfolio. The same announcement raised return hurdles and put the development business under strategic review, with new manage-to-green investments suspended and fewer development-to-hold projects planned. Debt reduction remains the priority.

A finance chief with a 2027 end date

Personnel adds a second variable. Finance chief Philip Grosse will not extend his contract, which runs until the end of 2027, Reuters reported. Vonovia said it will announce a successor shortly. Grosse is not leaving immediately — the contract expiry simply sets the timetable for a change at the top of a department whose remit is tightly bound to financing costs, investment decisions and the deleveraging programme.

For the full year 2026, Vonovia expects adjusted EBITDA in the lower half of its range of EUR 2.95–3.05 billion, a guidance it has confirmed. Portfolio valuation at the end of 2026 is projected to be broadly stable versus the end of 2025 — a forecast, not a recorded move in values. For 2027, the company anticipates slight EBITDA growth but adjusted EBT roughly at the prior-year level. By 2028, adjusted EBITDA is expected at the bottom of a EUR 3.2–3.5 billion range.

Vonovia at a turning point? This analysis reveals what investors need to know now.

Shares rise, target trimmed

The market's immediate reaction was positive: the stock gained 4.6% yesterday. Analysts took a more measured view. JPMorgan cut its price target to EUR 24.50 from EUR 26 following the quarterly figures while keeping its "Overweight" rating.

Two tasks now run in parallel — preparing the finance chief transition and delivering on financial discipline. Growth in the core rental business is there for the taking. How much of it survives financing costs and reaches shareholders is what will decide the next chapter.
